Mid-Century Housing Needs Answers Before It Needs Paint.

An Eichler Is Its Own Trade

Eichler homes are post-and-beam construction with low-slope or flat roofs, floor-to-ceiling glass, exposed structural beams, and vertical grooved siding. Almost none of the assumptions that apply to a conventional gable-roofed ranch apply here.

The fascia is the critical surface. On a flat or low-slope roof the fascia board sits fully exposed to direct sun for the entire day with no eave shadow protecting it, and it is invariably the first thing on the house to fail. On an Eichler the fascia is also a defining visual line, so a failing one is immediately obvious from the street. It needs a scope of its own, not a mention inside a lump-sum exterior number.

Exposed beam ends where structure passes through the building envelope are the second failure point, for the same reason: end grain, full exposure, and nothing sheltering them.

Original Mahogany Paneling: Decide Deliberately

Many Eichlers still carry their original mahogany interior paneling. Painting it is a genuinely irreversible decision — you cannot strip back to the original finish afterward in any way that looks like it did before.

It is your house and plenty of owners are happier with painted walls. But it should be a decision you make on purpose rather than one that gets made for you by a painter quoting the interior as generic wall area. If you do want it painted, it needs deglossing and a bonding primer; coating straight over an aged lacquered finish gives you something that scuffs off at a fingernail.

1950s and 60s Ranch Stock
