The Marine Layer Problem

Morning fog and the marine layer keep exterior surfaces damp well into midday, often past 11am in coastal neighborhoods and through the fog belt that runs from Hayward through Fremont into Union City. Applying exterior coating to a surface that is not fully dry is one of the most common reasons paint fails inside two years — blistering, peeling, and adhesion failure all trace back to moisture trapped under the coating.

We moisture-check surfaces before coating, not just before quoting. If a surface is not at the right moisture content for the product, we shift the schedule rather than push through. That sometimes means starting exterior work later in the day or rescheduling a day that looks marginal. It is the right call.

Wood Siding and Redwood Trim

Bay Area housing stock built between 1920 and 1975 is heavily wood-framed with redwood or fir siding, exposed wood trim, and original caulk at every seam — or no caulk at all. Redwood bleeds tannin through latex primers, creating yellow-brown stains that show through the topcoat within a season. The fix is oil-based or shellac-based primer on any bare or tannin-stained wood before any water-based coating goes on.

We call out bare wood, failed caulk, and tannin staining in the estimate. These are not surprises we bill for after the fact. The scope tells you what prep is required before a brush comes out.

Dry Rot and Mildew

North elevations that stay shaded and damp throughout the day develop mildew on a two-to-three-year cycle in most Bay Area microclimates. Painting over mildew does not kill it — it just delays the reappearance by a season. We use a mildewcide wash, let it dwell, and rinse before any prep or priming starts.

Dry rot is different — it needs to come out before the surface gets painted. We probe suspect areas during the walkthrough, call out rot in the estimate scope, and repair it as part of the job rather than quoting repair separately after you have already committed.

HOA Color Approval

HOA-governed communities throughout Los Gatos, Cupertino, Campbell, and large swaths of San Jose require written color approval before exterior work starts. We have worked through this process and can tell you what documentation the board typically needs and how long approval windows run. The estimate scope identifies whether HOA approval is required and holds the start date until it is in hand.

Tight Lot Access and Street Parking

In-fill neighborhoods in San Jose, Sunnyvale, and Milpitas have zero lot lines, shared driveways, and limited street parking during permit hours. We work this into the site plan before the first day — which side of the building goes first, where equipment stages, how material deliveries are timed, and whether we need a temporary parking permit.

Commercial After-Hours Work

Occupied commercial buildings in Santa Clara County often require noise ordinance compliance and building management coordination for after-hours access. We handle access card requests and HVAC shutoff coordination, and we are familiar with the typical noise curfews in San Jose, Sunnyvale, and Mountain View city codes.
